Will increase municipal rents

30.11.2004 09:14 •
On November 25, the Municipal Council was to launch competitions for several municipal stores on the Cooperative Market and in the ground floor of the former Halls. Their announcement was postponed, as at the same time a proposal was submitted to increase the basic rental prices of municipal property. The proposed increase submitted by the interim mayor Stoyan Dulev and is in three options: an increase in prices by 100, 200 or 300 percent. For the last time, basic rental and usage prices were set in January 2001. These prices still operate and according to them for commercial activity in the actual center is paid 3 levs; at the Market - 2.40 levs; in the first zone - 2 levs per square meter. For buildings and parts of buildings municipally owned prices per sq.m. range from 3.40 leva in the center, 3.00 leva at the Market to 2 leva in the first zone. Similar amounts are collected to perform services.
The councillors decided to postpone the decision on how much to increase rents, as the topic was not discussed in the committees, but was too important. It is clear that even the smallest proposed 100% increase will have a serious impact on current and future tenants. As an example: at the current prices, the initial annual rent for the trading premises in the former Halli with an area of 151 sq.m. is 7392 leva. At 100% increase, the initial rent will approach 15 000 leva.
The future increase will be felt least in the rents for administrative needs of political forces. No matter how many times the current base price of 6 stotinki per square meter is raised, political parties will still pay pennies for the premises they use.
In order not to delay the tender procedures, it is likely that the councillors will decide how much rents are being raised in early December.
